Overview

AtkinsRealis are looking for a Design Manager (DM) for PMC Development (RIBA Stage 1-4).

The PMC Design Manager shall be project based in KSA, assigned to support and assist the PMC Senior Project Managers to oversee the Client appointed Lead Design Consultants (LDC) on various development projects (RIBA Stages 1 – 4), in accordance with the PMC Development Framework scope of services. The role requires active and direct involvement, approach to work that is structured, systematic, efficient and disciplined having excellent communication and reporting skills.

Your role

  • Tender for LDC / Consultancy Services: Produce scope of works services for tender documentation considering the Clients existing Framework Agreements with various Consultants and the Project Brief to be developed by the appointed LDC.

  • Oversight of Design and Approval Phase: DM shall oversee the Client appointed LDC activities and coordinate the designs for various stages and elements of each Project to align with the project objectives (brief), monitor the status of design progress & LDC deliverables, Client approvals and statutory approvals/permits.

  • Design Review: PMC Services exclude all technical review obligations (no PI cover for technical reviews), technical reviews shall be undertaken by the LDA appointed separately by the Client. DM shall manage, document, co-ordinate, stage design reviews and audit the designs for compliance with the design briefs, risk and value analyses, and production of deliverables in accordance with the design brief, Quality Management Plan and HSE Plans and in accordance with procedures agreed with Client. Manage the Stakeholder design review and reporting process. Compile the Stage Gateway report at the end of each RIBA Stage.

  • Change Management: DM shall review design documents to ensure that they are in general accordance with the versions of those documents previously approved by Client and do not contain unauthorized changes that may impact on each Projects' time and cost. Any changes instructed by the Client shall be administered by the Client appointed Cost Consultant, register of design changes to maintained and agreed between Client and LDC. DM shall evaluate the necessity and feasibility of all potential design changes and compile / review the impact of design changes in terms of time, cost, and quality, and make a recommendation for Client's consideration.

  • Cost Management / Cost Estimate Review: LDC obligations include Cost Management to design to approved budget. DM shall assist PMC to ensure that the LDC Cost Manager assist, cooperate, meet and review with Client, PMC, Cost consultant and other parties to participate in any cost estimates, value engineering studies or constructability studies, so as to aid in construction direction, analysis and overall economies in the Works.

  • Design Coordination: DM shall assist PMC to manage the design processes in accordance with procedures agreed with Client. PMC shall control the planning and scheduling of the design processes and forecast the dates by which design deliverables shall be required. DM shall review and monitor design progress and any independent checking and inform Client on the issues, so the approvals are facilitated, and the overall process is expedited.

  • Value Management & Value Engineering: DM shall oversee the LDC obligation to comply with the Value Management requirements and where instructed, to implement the Value Engineering exercise in collaboration with the Client's Cost Consultant.

  • Design Workshops & Progress Meetings: DM shall coordinate with the client and LDC to establish routine design workshops and progress meetings. Minutes of Meetings shall be produced in accordance with PMC obligations.

  • Completeness of Scope of Work for RFP Bidding: DM shall assist PMC to ensure that Scope of work for RFP are 100% complete before bidding. PMC shall ensure that LDC prepare, from the approved Project Brief, the Drawings, Specifications, finish schedules, product/equipment descriptions and other construction information (i.e., the "Contract Documents") to form a robust scope of work.

  • Design Reports: DM shall ensure that the LDC issue a Design Progress Report monthly. This report shall include the activities of all Sub-consultants of the Consultant, irrespective of any contractual relationship between them. Where no Lead Design Consultant has been appointed by Client, the PMC shall be responsible for writing the Design Progress Report.

  • Design Risk Assessment: Collaborate with the LDC to identify, list, monitor and eliminate all design risks through the various design stages.

About you

  • Education: A bachelor's degree in architecture or engineering, or a related field qualification is required. PMP in project management is advantageous.

  • Experience (Client Criteria): Design Manager (Hospitality / Education & Schools / Culture / Arts / Museums / Mixed) at pre-contract stage, 7+ years' experience including 3-years PgMC/PMC Managerial experience on similar projects.

  • Industry Knowledge: In-depth knowledge of various Asset types (Mixed-Use), including its regulations, best practices, and emerging trends.

  • Software: Proficiency in design coordination tools and platforms (e.g., BIM, Revit, AutoCAD).

  • Project Management Expertise: Proficiency in project management methodologies, tools, and techniques, with a proven track record of successfully delivering complex projects.

  • Communication: Excellent communication and interpersonal skills to interact with various stakeholders, both technical and non-technical, and present project updates and proposals effectively.

  • Time Management: Exceptional time management skills to prioritize tasks, meet deadlines, and manage competing priorities in a fast-paced environment.

  • Adaptability: Ability to adapt to changing project requirements and unforeseen challenges, ensuring successful project completion.

  • Safety Focus: A deep commitment to maintaining project safety standards and prioritizing safety in all aspects of the project.
