  • Reality Capture to BIM
  • Process raw scans: registration, alignment, geo-referencing, noise reduction, decimation, and colorization.
  • Generate as-built Revit models (LOD 300/350/400/500) from point clouds; create families for non-standard/heritage components.
  • Develop discipline-specific models:
Architectural: walls, slabs, roofs, openings, stairs, finishes, façade elements.
Structural: columns, beams, trusses, bracing, foundations, slabs, steel detailing as needed.
MEP: ducting, piping, cable trays, equipment, supports/hangers, valves, instruments with parameterization.
Apply level of information and level of geometry per client BEP and BIM Execution standards.

Standards & Information Management

  • Adhere to LOD/LOIN and deliverable standards (e.g., BIMForum LOD, ISO 19650, PAS 1192, COBie if required).
  • Follow project BEPs, naming conventions, WIP/Shared/Published workflows, worksets, linking strategies, and coordinates.
  • Maintain structured parameters/attributes, asset tags, and metadata for facilities management (FM/CMMS) integration.

Quality Assurance & Coordination

  • Perform model accuracy checks vs point cloud tolerances; document deviations and RFI/clarifications.
  • Run clash detection (intra- and inter-discipline) and coordinate with design/field constraints.
  • Produce sheets, view templates, sections, and as-built drawings; prepare Navisworks deliverables and issue logs.
  • Maintain traceability: audit trails, model checklists, change logs, and revision control.

Project Delivery

  • Estimate effort, plan tasks, and meet schedule and quality KPIs.
  • Collaborate with surveyors, laser scanning vendors, and engineering leads; participate in coordination meetings.
  • Prepare handover packages: Revit models, federated NWF/NWD, PDFs/DWGs, COBie (if required), and model health reports.

Behavioral Competencies

  • Model Accuracy: % of elements within tolerance vs point cloud.
  • Clash Rate & Resolution Time: Pre-issue clash count and time-to-close.
  • First-Time-Right: Rework percentage post-QA/QC.
  • Model Health: Warnings density, file size vs scope, load times.
  • On-Time Delivery: Milestone adherence and RFI turnaround.

Collaborative

  • Proven portfolio of Scan2BIM work (industrial facilities, plants, hospitals, transport hubs, data centers, or brownfield sites).
  • Comfortable working with large point clouds and complex geometry.
