Overview

The Building Manager is responsible for the overall management, maintenance, and smooth functioning of building facilities. This includes overseeing technical operations (MEP systems, HVAC, electrical, plumbing, fire safety), managing soft services (housekeeping, security, landscaping), ensuring health, safety, and compliance, and maintaining strong tenant relationships. The role also involves vendor and contract management, documentation and reporting, and leading a team of facility management professionals to deliver high service standards and operational efficiency.

Your role

Operations & Maintenance

  • Oversee daily operation and maintenance of MEP systems, civil, FAS and FFS (HVAC, electrical, plumbing, fire alarm, BMS, generators, UPS).
  • Ensure preventive and corrective maintenance is executed as per approved schedules and standards.
  • Monitor building performance and troubleshoot recurring issues.
  • Ensure uninterrupted utility services (power, water, HVAC).

Soft Services Management

  • Oversee housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning services.
  • Ensure soft services meet approved SOPs, service levels, and hygiene standards.
  • Conduct routine inspections and audits to maintain cleanliness, safety, and aesthetics of the building.
  • Coordinate staffing levels, shifts, and coverage for soft services teams.

Vendor & Contract Management

  • Manage FM contractors, service providers, and suppliers.
  • Review service reports, verify work completion, and approve invoices.
  • Ensure vendors comply with contractual SLAs and KPIs.
  • Coordinate AMC contracts for critical equipment.

Health, Safety & Compliance

  • Ensure compliance with HSE policies, civil defense, local authority, and statutory requirements.
  • Conduct regular safety inspections and risk assessments.
  • Ensure fire life safety systems are fully operational and tested.
  • Lead emergency response and incident management.

Tenant & Client Management

  • Act as primary point of contact for tenants/clients regarding facility issues.
  • Handle complaints, service requests, and escalation professionally.
  • Conduct regular building inspections with tenants and stakeholders.

Documentation & Reporting

  • Maintain asset registers, O&M manuals, logbooks, and drawings.
  • Prepare monthly FM reports including KPIs, incidents, and energy consumption.
  • Ensure proper handover and documentation for new assets or upgrades.

Team Management

  • Lead and supervise FM engineers, supervisors, and technicians.
  • Conduct performance reviews and training programs.
  • Ensure staff availability and productivity.

About you

  • Bachelor's degree in Facilities Management, Engineering, or related field.
  • 8 years of experience in facilities/building management (KSA experience preferred)
  • Strong knowledge of building systems and local compliance requirements.
  • Familiarity with Saudi building codes and civil defense regulations.
  • Excellent organizational, communication, and leadership skills.
  • Proficiency in facility management software and tools.
  • Arabic language skills are an advantage.

Technical Skills

  • Strong knowledge of construction materials, equipment specifications, and industry standards.
  • Familiarity with procurement software and ERP systems.
  • Solid understanding of supply chain management and logistics.

Other Skills

  • Excellent negotiation and vendor management skills.
  • Strong analytical and cost-control abilities.
  • Effective communication and coordination skills.
  • Ability to work under pressure and meet tight deadlines.

Certifications (Preferred)

  • Certification in Supply Chain Management or Procurement (e.g., CIPS).
  • Safety and compliance training relevant to construction projects.
  • Membership in an appropriate professional body.
