AtkinsRéalis is seeking an experienced Senior Project Manager – Fitouts for the Al Mishraq project in Riyadh. This high-profile cultural development integrates heritage, innovation, and sustainability across multiple public-use buildings. The SPM will lead and coordinate all aspects of interior fitout delivery—ensuring timely, cost-effective, and high-quality execution that respects the cultural and architectural intent of the precinct.

Responsibilities:

Project Planning & Execution:

  • Develop and manage detailed fitout delivery plans aligned with overall program milestones.
  • Coordinate with base build teams to ensure smooth interface between shell/core and fitout phases.
  • Plan procurement schedules in alignment with long lead items and global sourcing strategy.

Budget & Cost Control:

  • Establish, monitor, and report on fitout budgets; proactively control costs and identify value-engineering opportunities.
  • Work with commercial and procurement teams to manage contractor contracts and variations.

Team & Stakeholder Leadership:

  • Lead multidisciplinary teams of consultants, architects, contractors, and client representatives.
  • Facilitate collaboration between cultural advisors, end-users, government authorities, and third-party stakeholders.

Client & Government Liaison:

  • Serve as the main point of contact for the client and key stakeholders.
  • Provide regular, structured updates and reporting to clients, including progress, risks, and mitigation plans.
  • Ensure all activities comply with KSA regulations and interface with local authorities.

Quality & Compliance:

  • Implement robust QA/QC procedures and conduct regular inspections to ensure delivery meets client expectations and design intent.
  • Ensure compliance with all relevant local codes, building regulations, and AtkinsRéalis’ quality standards.

Risk & Interface Management:

  • Identify potential risks and interface conflicts between trades or construction stages; develop mitigation strategies.
  • Maintain and update risk registers and coordinate with the Programme Management Office (PMO).

Sustainability & Digital Integration:

  • Ensure fitout strategies align with project sustainability goals, including material selection, waste management, and energy efficiency.
  • Support BIM integration (LOD 300/350+) and contribute to final as-built model data for FM readiness.

Operational Readiness & Handover:

  • Oversee testing, commissioning, and final handover procedures.
  • Ensure delivery of complete O&M manuals, asset registers, and training to FM and end-user teams.

Qualifications & Requirements:

  • Bachelor’s or Master’s degree in Architecture, Interior Design, Construction Management, or a related field.
  • Minimum 15 years’ experience in interior fitouts, with at least 5 years in a senior project leadership role within the GCC.
  • Proven track record delivering high-end commercial, cultural, or public-use fitout projects.
  • Familiarity with KSA regulatory bodies and project delivery environments.
  • Strong leadership, communication, and negotiation skills.
  • PMP or equivalent project management certification preferred.
  • Proficiency in MS Project, Primavera, or equivalent PM tools; familiarity with BIM platforms is an advantage.
  • Flexibility to adapt to changing project conditions and work under pressure to meet deadlines.
  • Fluent in English; Arabic language skills are advantageous.
