Responsibilities:
As an Architectural Fitout/Finishes Project Manager, you will be responsible for overseeing and managing all aspects of the fitout and finishes phase of construction projects. You will work closely with the design team, contractors, suppliers, and other stakeholders to ensure that the architectural finishes and fitouts are executed according to the project specifications, quality standards, and timeline.
Key Responsibilities:
Project Planning and Coordination: You will be responsible for developing project plans, schedules, and budgets, and coordinating with various stakeholders to ensure smooth project execution. This includes coordinating with architects, designers, contractors, subcontractors, suppliers, and other relevant parties.
Quality Control: You will be responsible for ensuring that all architectural finishes and fitouts are installed and executed according to the project specifications, quality standards, and applicable codes and regulations. This includes conducting regular inspections and quality checks to ensure that the work meets the required standards.
Procurement and Material Management: You will be responsible for procurement of materials and finishes, coordinating with suppliers, and managing the inventory to ensure timely delivery and availability of materials as per the project schedule. This includes reviewing and approving shop drawings, samples, and material submittals.
Budgeting and Financial Management: You will be responsible for managing the project budget, tracking costs, and ensuring that the project is executed within the allocated budget. This includes reviewing and approving contractor invoices, change orders, and managing cost variations.
Stakeholder Communication: You will be responsible for maintaining effective communication with all stakeholders including the client, design team, contractors, and suppliers. This includes conducting regular project meetings, providing progress updates, addressing concerns, and resolving issues in a timely manner.
Risk Management: You will be responsible for identifying and mitigating risks associated with the architectural finishes and fitouts phase of the project. This includes proactive risk assessment, developing contingency plans, and implementing risk mitigation measures to ensure smooth project progress.
Health and Safety: You will be responsible for ensuring that all work related to architectural finishes and fitouts is executed in compliance with health and safety regulations, and that proper safety measures are in place to protect workers and occupants of the building.
Requirements:
Bachelor's degree in architecture, engineering, construction management, or a related field.
10+ years of expereince in a similar position in KSA/GCC
Proven experience as a project manager in the construction industry, specifically in the architectural finishes and fitouts phase.
Strong knowledge of architectural finishes and fitouts materials, methods, and processes.
Familiarity with relevant building codes, regulations, and industry standards.
Excellent project management skills, including planning, scheduling, budgeting, and risk management.
Strong communication and negotiation skills to effectively interact with clients, design team, contractors, and suppliers.
Ability to read and interpret architectural and construction drawings, specifications, and documents.
Proficient in project management software, Microsoft Office, and other relevant software tools.
Ability to work in a fast-paced environment, prioritize tasks, and meet deadlines.
Strong problem-solving and decision-making skills.
Attention to detail and commitment to quality.
Knowledge of health and safety regulations and practices in the construction industry.
Experience Required:
More than 15 years as a strategic and operations executive in a range of dynamic start-up, growth and stable corporate environments. Management of complex, matrixed team environments across multiple cultures.
Fluent in English (read, write and speak).
