Role Overview

The Commercial Director will lead pre-contract commercial management across large-scale projects in NEOM. With a minimum of 15 years of relevant experience, the successful candidate will be instrumental in developing processes and teams for effective commercial governance, from mobilisation through to steady-state operation. This role also involves training commercial staff, coordinating our approach to commercial strategy, and supporting the division in achieving annual financial objectives and long-term growth.

Key Responsibilities

  • Commercial Strategy and Governance:

    • Establish and oversee commercial strategies, ensuring pre-contract activities align with project objectives.
    • Coordinate commercial appointments, including third-party services, sub-consultants, and other AtkinsRéalis sectors.
    • Collaborate with Project Directors to ensure project delivery meets contractual and financial objectives.
    • Develop and maintain commercial administration systems for change control, risk management, and variation tracking in alignment with internal business processes.
  • Project and Financial Oversight:

    • Lead commercial reviews, audits, and compliance assessments for live projects.
    • Guide teams in contract and financial management, including claims preparation, debt management, and variation handling.
    • Work with finance teams to support accurate billing, positive cash flow, and conversion of debt provisions to profit.
  • Client and Stakeholder Relations:

    • Build strong client relationships, providing commercial insights and strategic guidance.
    • Influence risk management practices across teams to align with financial goals.
    • Train and develop commercial and project staff to ensure consistent project planning, programme management, and claims preparation.

Requirements

  • Education:

    • Degree (BEng/BSc) in Engineering, Quantity Surveying, or a related field.
    • Professional membership (MRICS, MCIOB, MCIPS, MCIArb) is required.
  • Experience:

    • Minimum 15 years of senior-level commercial experience on large-scale design and construct projects.
    • Proven background in contracts, sub-contracts, and financial models in sectors such as infrastructure, residential, mixed-use, or entertainment.
    • Strong experience with risk management, claims, negotiation, and financial planning.
  • Technical Knowledge:

    • Proficient in contract management, commercial correspondence, and financial modeling.
    • In-depth understanding of design lifecycle processes, site operations, and cost planning.
    • Expertise in developing pricing proposals and managing claims and variations.

Highly Desirable

  • Experience in multi-disciplinary design and engineering and design-build project processes.
  • Previous experience working in the Middle East, specifically within KSA.
